Eine Pferderanch mit einer Gesamtfläche von 3700 Quadratmetern in einer traumhaft
schönen Landschaft von Lika-Senj. In der Ebene herrscht ein sehr angenehmes mildes
Klima mit einem atemberaubenden Blick auf die Velebit Berge, 50 min zum Meer, 50 km zu
den Plitvička Jezera Wasserfällen, 10 min vom Gačka Fluss entfernt, der bekannt ist für
Fahrten mit dem Kanu und fischen.
Die umliegenden Felder und Feldwege eignen sich für schöne Ausritte mit den Pferden. Das
Haus wurde 2022 sehr hochwertig innen neu ausgebaut, klein, fein und sehr gemütlich. Die
gedeckte Terrasse sowie auch ein großer gepflasterter Vorplatz mit Grill geben eine schöne
Sicht auf die Weide. Das Anwesen wird derzeit als private Ranch genutzt und verfügt über
einen professionell gebauten Stall im Jahr 2022 von Schramek und Schramek für drei Pferde
(Platz für eine vierte Box vorhanden) mit Sattelkammer, Warmwasseranschluss und einem
Pferdewaschplatz. Im Geräteschuppen können alle Garten- und Bauutensilien verstaut
werden. Das neue Gebäude neben dem Stall, fertiggestellt 2024, verfügt über eine Garage,
Heu-Lager, wunderschönes Sonnendeck und einem Zimmer mit Blick auf die Anlage. Diese
Gebäude sind mit gepflasterten Wegen verbunden. Die Weidefläche ist mit einem
elektrischen Zaun eingefasst. Der 18 x 18 Meter große Longier- und Reitplatz verfügt über
eine erstklassige Entwässerungsfläche und kann somit bei jedem Wetter genutzt werden.
Das Grundstück ist mit einem 1.50m hohen Zaun eingefasst. Auf dem Grundstück gibt es
auch eine alte Wasserzisterne aus Stein.
Das Wohnhaus besteht aus einer Eingangshalle, Abstellraum, einem Badezimmer mit
Dusche, einer Wohnküche und einem kleinen Wohnzimmer. Im ersten Stock hat es zwei
Schlafzimmer und viel Stauraum. Geheizt wird mit Pellets. Da das Haus sehr gut isoliert ist
und alle Fenster neu sind (teilweise mit Mückenschutz versehen), ist der Pellet Verbrauch
sehr gering. Auf dem Grundstück gibt es zwei Ruinen, die eine hervorragende Gelegenheit
für den Bau zusätzlicher Häuser darstellen, z.B. für touristische Zwecke.
Die hochwertige Küche mit Inductionsherd, Bosch Dampfabzug im Herd integriert,
Geschirrspühler und die auf Mass hergestellten Möbel im Bad müssen für zusätzliche
Euro 10'000.- übernommen werden.

A horse ranch with a total area of 3700 square meters in a beautiful landscape of Lika-Senj.
The plain has a very pleasant mild climate with a breathtaking view of the Velebit mountains,
50 minutes to the sea, 50 km to the Plitvička Jezera waterfalls, 10 minutes to the Gačka
river, which is known for canoeing and fishing.
The surrounding fields and paths are suitable for beautiful horse rides. The house was newly
renovated inside to a very high standard, small, fine and very comfortable. The covered
terrace and a large paved forecourt with a barbecue provide a beautiful view of the pasture.
The property is currently used as a private ranch and features a professionally stable built in
2022 by Schramek and Schramek for three horses (room for a fourth stall available) with a
tack room, hot water connection and a horse washing area. All gardening and building
utensils can be stored in the tool shed. The newly built building next to the stable, finished in
2024, has a garage, hay storage, beautiful sun deck and a room with a view of the complex.
These buildings are connected by paved paths. The pasture area is surrounded by an
electric fence. The 18 x 18meter lunging and riding arena has a first-class drainage area and
can therefore be used in any weather. The property is fully fenced. There is also an old stone
water cistern on the property.

The house consists of an entrance hall, storage room, a bathroom with shower, a kitchen-
living room and a small living room. On the first floor there are two bedrooms and plenty of

storage space. Heating is with pellets. Since the house is very well insulated and all the
windows are new (some have mosquito protection), pellet consumption is very low. There
are two ruins on the property, which represent an excellent opportunity to build additional
houses, for example for tourist purposes.
The high-quality kitchen with induction stove, Bosch steam extractor integrated into
the stove, dishwasher and the custom-made furniture in the bathroom must be taken
over for an additional Euro 10,000.

Ranč ukupne površine 3700 m2 u prekrasnom ličko-senjskom krajoliku. Ravnica ima vrlo
ugodnu blagu klimu s prekrasnim pogledom na Velebit, 50 minuta do mora, 50 km do
Plitvičkih jezera, 10 minuta do rijeke Gacke koja je poznata po kanuingu i ribolovu.
Okolna polja i staze pogodne su za prekrasna jahanja. Kuća je nedavno renovirana iznutra
prema vrlo visokom standardu. S natkrivene terase i velikog popločenog dvorišta s roštiljem
pruža se prekrasan pogled na pašnjak.
Imanje se trenutno koristi kao privatni ranč i sadrži profesionalno izgrađenu štalu, 2022, za tri
konja koju su izradili Schramek i Schramek (dostupan je prostor za četvrti boks) s prostorijom
za ukrcavanje, priključkom za toplu vodu i prostorom za pranje konja. Sve potrepštine za vrt i
gradnju mogu se pohraniti u spremište za alat. Novoizgrađeni object, 2024, uz štalu ima
garažu, spremište za sijeno, prekrasno sunčalište i prostoriju s pogledom na kompleks.
Ovi objekti povezani su popločanim stazama. Pašnjak je ograđen električnom ogradom.
Dvorana za jahanje veličine 18 x 18 metara ima prvoklasnu drenažnu površinu i stoga se
može koristiti u svim vremenskim uvjetima. Imanje je u potpunosti ograđeno.
Na posjedu se nalazi i stara kamena gusterna. Kuća se sastoji od ulaznog hodnika,
kupaonice s tušem, kuhinje-dnevnog boravka i malog dnevnog boravka. Na prvom katu
nalaze se dvije spavaće sobe i dosta spremišta. Grijanje je na pelete.
Kuća je vrlo dobro izolirana, ugrađena je nova stolarija (na nekima se nalaze komarnici),
stoga je i potrošnja peleta vrlo mala. Na imanju se nalaze dvije ruševine koje predstavljaju
izvrsnu priliku za izgradnju dodatnih kuća, npr. u turističke svrhe.
Kuhinja visoke kvalitete s indukcijskim štednjakom, Bosch ploča za kuhanje s
integriranom napom , perilicu suđa i kupaonski namještaj po mjeri potrebno je
preuzeti za dodatnih 10.000 eura.
